Signs Your Mr-Glass Window Replacement Is Failing

  • Persistent fogging or condensation between panes. This means the seal on the insulated glass unit has failed, and the argon or krypton gas has escaped. In Westchester’s humidity, this shows up fast and won’t go away once the seal is gone.
  • The sash suddenly got much heavier or falls shut. The spring balance or block-and-tackle system inside the frame has worn out. This is common on Mr-Glass single-hungs from the early 2000s, especially on windows that get opened daily.
  • Visible cracks, even hairline ones. Impact glass can take a hit and keep its shape, but a stress crack spreads over time with Miami heat cycling. If you can catch a fingernail on it, it’s time to replace the pane.
  • Water pooling on the interior sill after rain. This usually points to a failed weatherstrip or a frame channel that has shifted. Left alone, it rots the sill and can damage drywall below the window.
  • The window won’t lock or no longer seals tightly. Worn cam locks or bent keepers let air and water through. In hurricane season, that’s a problem you don’t want to test with the first named storm.

Replacement Cost & What’s Included

A standard 36-by-48-inch single-hung insulated glass replacement typically runs $850 to $1,400 installed. Add impact-rated glass and that climbs to $1,600 to $2,400 for the same size. DIY or Call Us?

For a window replacement on a Mr-Glass unit, there’s not much safe middle ground. You can absolutely clean the tracks, check for obvious gaps in the weatherstrip, and confirm which pane is fogged. What you shouldn’t do is try to replace an insulated glass unit yourself. The glass packs are heavy, the sealant channels have to be cleaned to bare metal for a proper bond, and a dropped pane on a second-story window is a hospital visit waiting to happen. A window that’s out of square by even a quarter inch will leak air and water, and you won’t know until August. Also, if the window is impact-rated, the glass needs to match the original design pressure rating for the opening, or your house is the weak point in the next hurricane.
